A tenant leaves and what they left behind is now between you and a signed lease. The usual version of this is three phone calls — someone to haul, someone to clear the yard, someone to deal with the garage — three schedules to line up, and three invoices to reconcile against one property.

We do it as one job. Inside, garage, shed, side yard and exterior, cleared in a single visit, quoted as one number before we start, billed on one invoice to whoever you tell us to bill.

Tell us the date you need it re-listed. We will tell you honestly whether we can hit it, and say so early if we cannot, rather than finding out on the day.

Who This Is For

Property managers and landlords. Between-tenant clearouts, abandoned belongings, garages the last tenant used as storage, yards that stopped being maintained three months before they left. Access by lockbox or gate code, photos on completion for the owner’s file, and an invoice with your work-order number on it.

Real estate agents. Clearing a property so it photographs well before it lists. Sellers in the middle of a move are rarely in a position to deal with the garage themselves, and a cluttered listing photo costs more than the clearout does.

Executors, probate attorneys and families. A house that has to be emptied after a death, on the family’s timeline rather than ours. We go through anything that might hold paperwork, photographs or valuables before it moves, and we set those aside for you.

Restoration and trade contractors. Debris and contents removal so your crew can start, scheduled around your date instead of the other way round.

What’s Included

The whole property, not just one room. Furniture, mattresses, appliances, personal belongings left behind, garage and shed contents, and the boxes and packaging that always turn up at the back.

Outside as well as in. Yard debris, overgrown fence lines, dead landscaping, broken-down play structures, old fencing and the things that accumulate down the side of a house.

Donations delivered, not just promised. Anything still usable goes to Goodwill or Idaho Youth Ranch rather than the landfill. Ask for the receipt and you will get it — estates and owner reports usually need it.

Photographs on completion. Before and after, every area we cleared. Standard, not an add-on. It is what an owner, an executor or a listing agent actually wants to see, and it means you do not have to drive out to find out whether it is done.

One quote, one invoice. A single number for the property agreed before we start, not an hourly rate that grows while you watch.

How a Turnover Runs

1. Walkthrough or photos. For a whole property we would rather look first — either in person or from photos you send. Quoting a full turnover sight-unseen helps nobody, because the number moves once someone opens the garage.

2. A number, in writing, before we start. One price for the property. If we find something genuinely unexpected we stop and call you rather than adding it to the invoice afterwards.

3. Access, not supervision. Lockbox, key or gate code is enough. Tell us what stays. You do not need to be on site.

4. Cleared, sorted, delivered. Landfill, recycling, donation — sorted as we load rather than everything going the cheap way.

5. Photos and one invoice. Sent the same day, with your reference or work-order number on it.

What It Costs

Whole-property work is quoted per job after a walkthrough or from photos, as a single agreed number rather than an hourly rate. Volume, access and how much has to be carried are what move it.

Smaller pieces of the same work run on our standard load pricing — a partial clearout or a single room from $120, larger loads scaling from there. Our full price list is on the pricing page, published, because we would rather you knew before you called.

FAQ

Property Turnover Questions

How fast can you turn a unit around?

For a standard rental clearout, usually same day or next day. Vacancy costs you money every day the unit sits, so we schedule turnovers ahead of general hauling wherever we can. Tell us your re-list date and we will tell you honestly whether we can hit it.

Do I need to be there?

No. Give us access — a lockbox code, a key, or a gate code — and tell us what stays and what goes. We photograph the property when we finish so you can see the result without driving out.

Can you give me photos for the owner's file?

Yes, and this is standard rather than an extra. You get before and after photographs of every area we cleared, which is usually what an owner or an estate accounting actually wants to see.

Will you handle the whole property or just the junk?

Interior, garage, shed and exterior in one visit, quoted as one job on one invoice. If the property also needs cleaning or repairs beyond clearing, tell us and we will say plainly whether that is something we can coordinate or something you should line up separately.

What happens to items that still have life in them?

Anything usable goes to Goodwill or Idaho Youth Ranch rather than the landfill. If you need the donation receipt for estate accounting or an owner report, ask and we will get it to you.
